Information and Procedures for Vacation Rentals in Cherokee Village Arkansas offered by King-Rhodes Rentals

King-Rhodes Rentals is proud to offer a wide variety of vacation rentals to suit your tastes and your budget.

Late Arrivals: If you arrive after hours, please come to our office at 249 Iroquois Drive in Town Center located in the heart of Cherokee Village. After arriving at the front of the building, please enter the wooden door on the left marked above the door, “Suburban Improvement District”. Inside to the right you will find your packet in one of the mailboxes. Your name and unit address will be on the front of the envelope. Inside the envelope, you will find a map and a key to your unit. Please check in with the office the next morning.
Linens: A startup supply of fresh linens are provided in each unit. You can exchange your used linens for clean linens at the office. There will be an additional charge for extra linens. We do ask that if your unit is provided with a washer and a dryer to limit your exchanges. Thank you.
Maintenance: Please report any malfunctions of equipment or any damage found in your unit immediately. Every effort will be made to make repairs in a timely manner. Please remember that some repairs may call for service people to enter your unit.
House Parties: Parties are not allowed. Occupancy is limited to sleeping capacity of each unit. Management may enter the unit at any time during your stay to investigate disturbances, check occupancy, or check for damages. Reservations made under false pretenses will result in forfeiture of advance payments and cancellation of reservation.
Cancellation Policy: There is a $75.00 cancellation fee for all reservations cancelled within 7 days of the arrival date. There is a $25.00 charge for all other times. We also reserve the right to charge all no-shows one night lodging.
Deposits: A deposit of $100.00 is required to secure each reservation. You may secure your reservation with a major credit card, check, or cash. We gladly accept MasterCard, Visa, and Discover.
Pet Deposits: For homes that are pet friendly, there is a $50.00 pet fee. Please be advised that there is a $300.00 fine for bringing a pet into a home that is not pet friendly.
Monthly Rentals: Monthly rentals are available October 1st through May 1st. Not all properties accept monthly rentals.
Representative: King-Rhodes Rentals serves as the agent and representative of all owners of condominiums and houses on its rental program. Management is always acting in and for the best interest of the owners. Every effort has been made to assure all descriptions are accurate. However, King-Rhodes Rentals is not responsible for changes in furnishings, equipment, or for misprints. Rates and specials are subject to change without notice. Please understand these homes are individually owned and cannot guarantee a particular home except to the owner. We reserve the right to move you to a comparable rental unit.
For Sale: If a property is listed for sale, the owner reserves the right to have the property shown to prospective buyers. Every effort will be made to schedule the showing at a convenient time.
1. Please wash all dirty dishes and put them away in the appropriate cabinets. Dishwashing liquid or dishwashing soap is provided.
2. Please gather up trash from all rooms and place in the outside container. This includes all newspapers, used soaps, trash in inside garbage cans, and all food items in the refrigerator.
3. Please strip sheets and pillow cases off used beds and put on bathroom floor
4. Please leave mattress pads, dust ruffles, and spreads on the beds.
5. Please put any re-arranged furniture back into original place and close all sleeper sofas, futons, and roll aways.
6. Please reset the thermostat to 80 degrees in the summer and 60 degrees in the winter.
7. Please make sure all windows and doors are locked.
8. Please return all unit keys to our office.
If key is not returned to the office, we will assume you wish to stay another night and charges will apply. A drop box is provided for early departures.
Please be aware additional charges will be added to your bill if the above procedures are not followed.
